The center is ideally located along US Route 460, the dominant retail corridor in Christiansburg, within the Blacksburg/Christiansburg/Radford MSA. Spradlin Farm is also centrally located between Virginia Tech University and Radford University, just minutes from I-81. The center was purchased from Brixmor.
Spradlin Farm is anchored by Big Lots, T.J. Maxx, Barnes & Noble, Michaels and Petco and shadow-anchored by Target and Home Depot. The center also has many smaller national tenants, such as Mattress Firm, Pier 1 Imports, Rack Room Shoes, H&R Block, Supercuts, Five Guys and Chick-Fil-A. Spradlin Farm is a best-in-class asset and represents a significant upside opportunity for our investors. The center is 97% leased.
